Preconstruction

From the first conversation to the final walk-through, we ensure a clear understanding of how you want your home to live—its layout, features, finishes, and financial framework. The Preconstruction Phase

Hardesty Homes requires a modest investment to cover the due diligence process and includes all the pre construction activities. Key activities include:


  • Preconstruction Agreement – Allows us to begin assisting with project planning, design, and budgeting.
  • Permitting – Securing all necessary approvals, from building and septic permits to land disturbance permits for larger lots.
  • Exterior Finish Selections – Roofing, siding, windows, doors, masonry, decks, posts, and more.
  • Interior Finish Selections – Flooring, cabinetry, countertops, plumbing fixtures, millwork, and all the details that make your home unique.
  • Cost Estimates & Bids – Transparent pricing and accurate projections to keep your project on budget.
  • Final Specifications & Contract – We will work up your final cost estimates based on your selections and finalize the specifications and pricing of your dream home. Then we'll execute the final paperwork, collect the deposit and get started with the best phase: construction.

Most homeowners who seek financing use what’s known as a Construction-to-Permanent Loan (CP Loan). Unlike traditional mortgages, construction loans are designed specifically for new builds and custom home projects.


Because not all lenders specialize in this type of financing, we partner with trusted preferred lenders who understand the unique process of on-your-lot construction. By working with experts, you’ll save valuable time and money while ensuring your loan is structured to support your project every step of the way.

At Hardesty Homes, homeowner delivery is more than just handing over the keys—it’s the exciting moment when your dream home becomes your reality. Before move-in, we complete a thorough series of quality control checks to ensure every detail meets our high standards of craftsmanship.


Once we’re confident your home is ready, we schedule a new home walkthrough with you. Our team will:


  • Introduce you to your new home’s systems and features
  • Answer your questions about maintenance and functionality
  • Create a punch list of any final items that may require attention


This step ensures you feel completely comfortable and confident in your new space —built with care, designed for your lifestyle, and delivered with the quality promise of Hardesty Homes.



Warranty

We Back What We Build.


At Hardesty Homes, your peace of mind matters just as much as the craftsmanship of your home. That’s why every home we build is protected by a comprehensive warranty program—so you can enjoy your new space with confidence.


Our warranty goes beyond the basics, covering you against possible deficiencies that exceed the limits set by the Home Builders Association of Greater St. Louis Industry Standards Manual (a copy of which you’ll receive at closing).


What’s Covered in Your First Year?

For the first 12 months of ownership, your Hardesty home is backed against defects in workmanship and materials. This includes coverage for:

Scheduled Warranty Walk-Throughs

  • 11-Month Service Request Walk-Through


During each visit, we’ll review any warrantable items, answer your questions, and ensure your home continues to meet Hardesty Homes’ standards of quality.
